The checks that matter
Know before you sign.
How escrow works +
For Dubai off-plan projects, a project-specific escrow account holds development payments. The account and release of funds are regulated.
Verify the registered project and payment account before transferring money. Escrow does not guarantee returns or remove every delivery risk.
Read the DLD guidance ↗Check the paperwork +
Confirm project registration, the licensed parties and the sale agreement. Understand specifications, payment dates, handover provisions and cancellation terms.
Ask for the appropriate registration record and payment receipts. Obtain qualified advice where the contract needs explaining.
Check project status ↗Look beyond the price +
Allow for registration, applicable fees, service charges and finance costs. For rental plans, model vacancy, maintenance and management too.
Use a realistic cash-flow plan. A projected gross yield is not your take-home return.
The investment lens
Five questions.
Before one decision.
01Does it fit your finances?
+
Consider every payment milestone, a cash buffer and how your plans could change.
02Who is likely to live here?
+
Look at real occupier needs, access, amenities and competing supply.
03Why this developer and building?
+
Review delivery history, project status, specifications and long-term running costs.
04Why this particular unit?
+
Compare layout, orientation, floor, noise, usable space and comparable asking or transaction evidence.
05What is your exit plan?
+
Understand resale conditions, holding costs and the possibility that selling takes longer than expected.
