Learning sequence inspired by Nathan Mistry’s Dubai map explanation (23 October 2025). Written independently for The Off-Plan Guide. The video’s investment opinions are not guarantees. Rail and ownership details were checked against the sources below.

Gold Line approval postdates the video. The national passenger service and the high-speed proposal are separate. Azizi Riviera is in Meydan; Azizi Venice is in Dubai South. Community boundaries and the wider atlas retain their August 2026 review date.

Start with Villas & apartments to compare housing types, or Highways & city bands to understand the city. Select any community for details.

About these shapes. Solid shapes are official community boundaries — Dubai Municipality's administrative sectors, the same taxonomy the Dubai Land Department uses, with a few outlines from OpenStreetMap (144 of 144 communities). Dashed shapes are developments inside a larger sector with no published boundary of their own, drawn as indicative footprints. Simplified for the web either way — never use them to work out where a plot line falls. Tenure is a reading of published designations at August 2026 and changes; verify any specific plot with the Dubai Land Department.

Where to go next

This map teaches the city. The investment map prices it — the same areas with per-square-foot figures, gross yields, live off-plan projects and a side-by-side comparison with a risk read. If you already know which band you want, start there.

If you would rather be walked through it, the four questions I ask everybody are on theplan page, and the honest version of what I do and do not do is onmy about page.
