What Sonal is
working on
this month.

Three launches Sonal is working on this month — the developers’ own numbers, what is different about each, and what she would ask first.

Nakheel · Palm Jebel Ali

Palm Jebel Ali — Frond F

The last villa frond on the palm, and the only one launching with a fixed, countable number of homes.

Launching early September 2026 — expressions of interest open

Nakheel is releasing Frond F as the final villa launch on Palm Jebel Ali. Forty-four villas, across the Beach Collection and the Coral Collection. Scarcity on a palm frond is not a marketing line — the geometry caps it, and once the fronds are allocated there is no more.

The facts

  • 44 villas only in this release
  • Two collections — Beach Collection and Coral Collection
  • Palm Jebel Ali is roughly twice the land area of Palm Jumeirah
  • Expressions of interest are open ahead of the launch

What Sonal would ask first

  1. Allocation, not availability — on a frond release the question is whether you get an allocation at all, and that is decided before launch day.
  2. Palm Jebel Ali has no delivered resale market yet. Every price on the island is a forward price with no completed comparable behind it.
  3. Infrastructure timing on the wider island is the single biggest variable on a villa you intend to live in rather than trade.

Aldar · Saadiyat Island

Marsa Al Saadiyat

Aldar calls it the last chapter on Saadiyat, and the density is unusually low for a launch this size.

Launches begin the third week of September 2026 and run on from there

A coastal district across 8 km of Saadiyat shoreline — around 1,100 villas, 55 beachfront mansions and low-rise apartments including branded stock. The mansion count is the number worth staring at: fifty-five, on an island the Louvre and the Guggenheim already anchor.

The facts

  • Roughly 1,100 villas, 55 beachfront mansions, and low-rise apartments including branded residences
  • 8 km of coastline; 5.6 km of beachfront; a 1 km promenade
  • 73.8 hectares of green space and a 17.7-hectare marina with 350 berths
  • Dar Al Funoon Abu Dhabi, a 6,000-seat cultural venue, inside the district
  • 3 schools, 6 nurseries, 2 clinics; 46 km of cycling tracks and 140 km of walking paths

What Sonal would ask first

  1. Launch sequencing. A release that runs "for a while" means the best plots and the best pricing are not all on the table at once — knowing which phase you are buying matters more than the headline.
  2. Branded versus unbranded within the same district. The branded apartments will carry a premium over the low-rise next door; make sure you are paying it deliberately.
  3. Abu Dhabi moves slower than Dubai on capital growth. That is the trade for a much thinner supply pipeline, and it should be the reason you are here — not a surprise later.

Sonal’s estimate — not a published price

Sonal expects villa launches to open above AED 15 million. That is her read ahead of the release, not a published price — Aldar has not issued a rate card.

Aldar · Yas Point, Yas Island

The Canopies at Yas Point

The clearest entry price of the three, on a 55/45 plan that leaves most of the money until 2030.

Released

Six buildings and 592 apartments on the Yas Point waterfront, built around a wellness-and-outdoors idea rather than a tower-and-podium one. Entry is a 46 sqm studio from AED 1.65 million, which puts it within reach of a first Abu Dhabi purchase in a way the other two are not.

The facts

  • 6 residential buildings, 592 apartments
  • Direct beach access; marina and yacht club, waterfront promenade, destination pier
  • Two resort-style pools, a central park, The Canopy Club, a gym and a coworking lounge
  • Handover Q3 2030 — a long runway, which is the point of the payment structure

What Sonal would ask first

  1. The studio is the cheapest way in and the most expensive per foot — AED 3,330 against about AED 2,520 for a one-bed. Buy the studio for the ticket size, not because it looks like the value entry.
  2. Handover is 2030. Four years is long enough for two Yas Island supply cycles; check what else Aldar has scheduled to complete around it before you model an exit.
  3. A 45% balloon at handover is a mortgage decision made four years early. Confirm you can fund it without the resale.
