Most people arrive at this market knowing three place names and a skyline. This is the rest of it — 144 communities, how the city grew outward, the five bands that set the price, who built what, and where a foreigner can actually own. Pick a layer; the map and the reading underneath it both change. Last reviewed August 2026.
About these shapes. Solid shapes are official community boundaries — Dubai Municipality's administrative sectors, the same taxonomy the Dubai Land Department uses, with a few outlines from OpenStreetMap (87 of 144 communities). Dashed shapes are developments inside a larger sector with no published boundary of their own, drawn as indicative footprints. Simplified for the web either way — never use them to work out where a plot line falls. Tenure is a reading of published designations at August 2026 and changes; verify any specific plot with the Dubai Land Department.
