Cheval Blanc
Cheval Blanc Maison, Naïa Island
LVMH’s hotel brand, on a new island being built off Jumeirah within sight of the Burj Al Arab. The masterplan is unusual for Dubai in that it is deliberately low-rise and low-density — estate plots you build on, a private marina, private beaches. Cheval Blanc has almost no for-sale residential anywhere in the world, which makes this close to a first.
Photographs of the building and the area around it, not the developer’s renders. Each is freely licensed and credited to its photographer above; full list on the credits page. Where a scheme is not yet built, the images are of its location and the captions say so.
Who buys here
The buyer who wants to commission a house rather than choose a unit, and wants LVMH-standard hospitality attached to it. This is a land-and-build proposition dressed as a branded residence, which is a different transaction and a different risk.
What sets it apart
- A new man-made island between Umm Suqeim and Jumeirah 3
- Hotel component reported at 30 suites and 40 private pool villas
- Estate plots sold for custom-built homes, plus branded beachfront residences
- Private marina and private beaches; low-rise throughout
The numbers
Land price only
Residence prices are not published. The only registered number on the island is land: a 52,866 sqft beachfront estate plot at AED 377 million, about AED 7,130/sqft of land.

Shamal Holding
Sonal Kukreja’s read
The most exclusive thing announced in Dubai and the least evidenced. Land is trading at AED 7,130 a foot before a masterplan has been delivered. I would treat an early position here as a development bet rather than a property purchase, and size it accordingly.
An opinion, not advice, and not a recommendation to buy. BRN 89032, PSI Real Estate L.L.C..

Figures are labelled by basis and sourced above. Yields are gross, before service charges, management fees and voids — all of which run higher in branded stock.
