Palm Jumeirah and its Crescent, where ORLA sits

Dorchester Collection

ORLA, Dorchester Collection

  • The Crescent, Palm Jumeirah
  • Omniyat
  • Under construction
  • No hotel — brand licence

Foster + Partners on the Crescent, with about 90 residences and a passive-cooling façade designed for the specific problem of west-facing Palm frontage. Dorchester Collection manages the service without a hotel in the building, which is a deliberate choice: you get the operator’s standards and none of the through-traffic.

Who buys here

Buyers who want Palm beachfront and hotel-grade service but actively do not want to live above a hotel lobby. The minimum unit is roughly 3,276 sqft, so it self-selects for people buying a main home rather than a pied-à-terre.

What sets it apart

  • About 90 residences — 47 duplexes, 3 triplexes and 2 villas among them
  • Foster + Partners; 14 storeys, project value around AED 1.16 billion
  • A sky penthouse of roughly 50,000 sqft with its own amenity floor
  • No hotel in the building — Dorchester Collection provides management only

Gross yield

No credible yield evidence yet — the building is only now completing and there are no published rental comparables inside it.

Developer

Omniyat

Sonal Kukreja’s read

The most complete execution Omniyat has delivered, and the one I would look at first on the Crescent. The thing to watch is what The Alba does to it: a second Dorchester scheme 500 metres away, arriving in 2028, is the clearest test of Palm branded scarcity we are going to get.

An opinion, not advice, and not a recommendation to buy. BRN 89032, PSI Real Estate L.L.C..
